If you’re considering a Nationwide mortgage rate, it’s important to understand the lender’s criteria before choosing a rate. A competitive rate may not be suitable if you don’t meet the lending requirements.
We’ve summarised some of Nationwide’s key criteria below, including deposit requirements, income, self-employment, age limits and property types. This is an overview rather than a complete list of Nationwide mortgage lending rules. Our fee-free advisers can help you understand how they apply to your circumstances.

Nationwide mortgage lending criteria
Deposits, affordability, income, age and property requirements
Criteria can change, and applications remain subject to the lender's assessment.
Criteria last verified:
What deposit does Nationwide require?
Nationwide publishes residential lending up to 95% LTV for eligible cases, equivalent to a 5% deposit. Maximum LTV depends on the property, mortgage purpose, loan size and product. Lower limits can apply, including to some flats, second properties and interest-only mortgages.
What are Nationwide’s maximum mortgage amounts at different LTVs?
Nationwide’s published maximum loans are £5 million at 60% or 75% LTV, £2 million at 80% or 85% LTV, £1 million at 90% LTV and £750,000 at 95% LTV. These are upper limits, not borrowing guarantees; product and underwriting restrictions apply.
How much can I borrow based on income?
Nationwide assesses affordability using income, expenditure, commitments and the proposed mortgage. Eligible new home movers and remortgagers borrowing additional funds with at least £75,000 qualifying income may be considered for up to six times income. Some existing Nationwide borrowers may also qualify for up to six times income under separate rules. Actual borrowing depends on affordability and eligibility.
Does Nationwide offer additional affordability support on longer fixed rates?
For some eligible home movers and remortgage customers, Nationwide may offer extra affordability flexibility on 5- to 10-year fixed-rate mortgages. Published criteria include minimum income of £40,000 for a sole applicant or £70,000 for joint applicants. Scheme and non-standard ownership applications are excluded; meeting the criteria does not guarantee acceptance.
Can self-employed applicants get a Nationwide mortgage?
Yes, subject to assessment. Nationwide generally asks for the latest two years’ self-employment income evidence, such as HMRC tax calculations and tax year overviews or an acceptable accountant’s certificate. Some documented exceptions exist. Sole traders and partners are generally assessed using the lower of the latest year’s profit and the two-year average.
How does Nationwide assess limited company directors?
Company directors treated as self-employed generally need two years’ income evidence. Nationwide normally uses the lower of the latest year’s salary plus dividends and the two-year average. Directors with 20% or lower shareholdings may be treated as employed where payslip income supports the application. Exceptions and additional checks can apply.
What is the minimum age and maximum age for a Nationwide mortgage?
Nationwide states a minimum age of 18 and a maximum age of 75 for new borrowers, with a maximum retirement age of 70 under its standard criteria. Different rules may apply to existing borrowers, porting and lending into retirement; these must be checked for the individual case.
What is the maximum mortgage term?
Nationwide publishes a maximum mortgage term of up to 40 years, subject to age, retirement, affordability and product requirements.
What is the minimum mortgage amount?
Nationwide lists a minimum loan of £25,000 for new customers moving home or remortgaging, and £5,000 for existing customers moving home or porting. Other product conditions may apply.
Does Nationwide accept applicants with credit issues?
Nationwide credit-scores applicants, generally at Decision in Principle stage. The lender says this normally leaves a soft credit-search footprint; submitting the full application creates a hard footprint. Acceptance depends on its detailed adverse-credit criteria and individual assessment.
Can Nationwide lend on a new-build property?
Yes, subject to new-build criteria and product availability. Nationwide’s published maximum LTV is 95% for new-build houses and 85% for new-build flats. Construction, warranty, valuation and other restrictions may apply.
What are the rules for flats and leasehold properties?
Nationwide publishes different LTV limits for flats according to lease length and whether the case is a purchase or remortgage. For example, non-new-build flats with at least 90 years remaining can have up to 95% LTV on purchase or 90% on remortgage; shorter leases can have lower limits. Full leasehold criteria also apply.
Can I apply for a second-home mortgage?
Nationwide considers some second-property applications. Its published maximum is 85% LTV where an applicant will own two or more mortgaged properties on completion, even if the new property will be their main residence. Property use and affordability restrictions apply.
Does Nationwide offer shared ownership mortgages?
Nationwide publishes shared ownership criteria, with up to 90% LTV and a minimum initial share of 25%, subject to the scheme, deposit rules and available products.
Can I remortgage and borrow extra money?
Nationwide allows additional borrowing for specified purposes, with purpose-specific LTV limits. Examples include up to 80% LTV for eligible debt consolidation and up to 90% for some structural home improvements. If there is more than one purpose, the lowest applicable LTV limit applies.
Where does Nationwide lend?
Nationwide says it lends on eligible properties in England, Wales, Scotland and Northern Ireland. Some islands and property locations are excluded or subject to special rules.

Nationwide mortgage flexibility and features
Overpayments, porting, switching and remortgage incentives
Flexible features last verified:
Can I make mortgage overpayments?
Nationwide generally allows overpayments of up to 10% of the original loan amount per year during a deal without early repayment charges on products where ERCs apply. The allowance and reset date depend on the mortgage terms and reservation date.
Do Nationwide tracker mortgages allow unlimited overpayments?
Nationwide’s intermediary payment guidance says its tracker-rate mortgages have no early repayment charges, so unlimited overpayments can be made without an ERC. Check the individual product illustration and current terms.
Can I port my Nationwide mortgage when moving home?
Some Nationwide mortgages can be ported to a new main residence. Portability must be confirmed in the original mortgage offer, and the new property and application must meet the relevant criteria. Not every product is portable.
What if I need extra borrowing when porting?
If you port a Nationwide mortgage and need to borrow more, additional borrowing normally uses an eligible product from the current home-mover range, potentially at a different rate. Affordability and lending criteria apply.
Could early repayment charges apply if I port a smaller mortgage?
Porting the full existing balance can avoid an ERC under Nationwide’s stated conditions. If you port less than the outstanding balance, an ERC may apply to the difference, taking any applicable unused overpayment allowance into account.
What happens when a Nationwide fixed-rate deal ends?
The mortgage generally moves to the applicable follow-on rate unless a new deal or other arrangement takes effect. The rate and monthly payment should be checked in the individual mortgage offer and current account terms.
Can existing Nationwide borrowers switch products?
Nationwide provides product-switch or rate-switch arrangements for eligible existing borrowers. Available deals, timing and any charges depend on the account and product terms.
Can I choose cashback instead of free legals on a remortgage?
Some Nationwide remortgage products may include a lender-arranged legal service, while others may offer cashback towards costs. These are distinct incentives and depend on the specific product. A cashback mortgage normally leaves the customer responsible for arranging and paying their own legal work.
Are fixed and tracker mortgages different in payment certainty?
A fixed rate generally provides a specified rate during its initial period. A tracker rate moves according to the benchmark and margin in the mortgage terms, so payments may rise or fall. Compare fees, incentives, early repayment charges and overall cost as well as the initial rate.
Can I borrow more for home improvements?
Nationwide may allow additional borrowing for qualifying improvements, subject to the stated purpose, property, LTV and affordability rules. Structural improvements have a published maximum of 90% LTV in eligible remortgage additional-borrowing cases.
This is general guidance, not a lending decision. Check current lender terms and the individual mortgage offer before applying.
Choosing between Nationwide fixed, tracker and remortgage options
The right Nationwide mortgage is not necessarily the one with the lowest initial interest rate. Consider how long you want payment certainty, any product fee, early repayment charges, and what the mortgage could cost over the initial deal period. Our Nationwide comparison pages let you explore each option using your own property value and borrowing requirements.
Nationwide tracker mortgages have a variable interest rate that follows a specified benchmark under the product terms. Payments may rise or fall, so consider whether your budget could accommodate increases as well as any early repayment charges.
Remortgaging to Nationwide
If you already own your home, compare Nationwide remortgage rates separately from purchase mortgages. The overall cost can depend on arrangement fees, valuation and legal costs, cashback or other incentives, and any charges for leaving your existing deal. If you already have a Nationwide mortgage, also ask about a product transfer before deciding whether to remortgage.

Buy-to-let lending has different eligibility and affordability requirements from residential mortgages. Check the relevant lender and product criteria before applying.
Typical points to check include the rental income assessment, deposit and loan-to-value, landlord experience, property type and whether the mortgage is for an individual or a limited company. The applicable rules and products must be checked with the relevant buy-to-let lender; the residential Nationwide criteria above should not be used to assess a buy-to-let application.
Use our Nationwide mortgage calculator to explore available deals for your property value, deposit and borrowing requirements. You can refine your search and compare interest rates, product fees, estimated monthly repayments and the true cost over the initial deal period.
Full mortgage search – compare Nationwide with other lenders
Nationwide may be a good fit, but comparing mortgages across our lender panel can help you find a deal that better suits your circumstances. Use the full mortgage search to explore other lenders alongside Nationwide, compare rates, fees and monthly repayments, and assess the true cost over the initial deal period.
Search results depend on your circumstances and the lenders available through our comparison service. The lowest advertised rate is not always the lowest overall cost or the most suitable mortgage.
Check Nationwide eligibility before choosing a deal
Nationwide assesses applications using factors such as income, regular commitments, credit history, deposit or equity, property type and the applicant's circumstances. The lending-criteria information above is a guide, not a guarantee of acceptance. Criteria and individual product availability can change, so check the current requirements before applying.
